So, here’s how the process of owning a JWB Rental Homes rental property works. The first step with a new potential client is to sit down with one of our Investment Advisors who will review your goals and see if it fits with our strategy. Because this is a high-level investment, we understand that this strategy is not for everyone. Together, you and your Investment Advisor will determine if your goals match the goals of our Team and if the relationship seems to be a good fit.
If you become a client, you will have access to the JWB Rental Homes inventory of cash flow properties. Your Investment Advisor will also want to learn about your goals in order to create a personalized buying plan that can help you reach them as you build your rental portfolio.
All investment properties available to our clients will generate consistent, passive income streams. Also, every property will already have been purchased by our company, professionally renovated and rented with a signed lease and a tenant in place.
All that is required in order for the member to start earning returns is for that client to make a buying decision and our team will handle all of the details. If financing is required or the member would like to make a self-directed IRA real estate investment, our team of experts will assist with the transaction from contract to close.
After you have officially purchased on your first rental property investment with the JWB Rental Homes Team, that’s where the fun begins. For the first 4 weeks after your purchase, you will receive at least one call from our Investor Relations team just to make sure you have all of your questions answered. After the first month, you will receive a monthly call for the life of your membership. We have also been known to send out random gifts to our members, so you’ll have to be on the lookout!
Because your property was already rented before you actually bought the property, you will immediately start to earn positive cash flow and high rates of return from Day 1. Each month our members receive their cash flow checks on the 25th of the month.
If any maintenance or tenant payment issues come up, a full-service team is there to handle the issues for you, so you’ll never even know they happened. Our goal within the JWB Rental Homes Team is your complete JWB Home Buyers.

JWB RENTAL GUIDELINES:
A background check and credit check will be performed for all adults.
A minimum of 4 years of rental history (or homeownership) must be provided, or an additional deposit may be required.
Evictions or felonies in the past 7 years are subject to an additional deposit.
Applicant must provide proof of income equal to 3 times the rent amount in gross income (before taxes).
The security deposit is equal to first month's rent and is required to reserve the home for up to 30 days; one half of the security deposit is required to reserve the home for up to 21 days with the remaining balance due at time of lease signing.
Our homes are pet friendly. A $500 non-refundable pet fee will be assessed for as many as 2 pets; additional pets are $250 each. Breed restrictions do apply.
